TOWNHOMES / CONDOMINIUMS
 | 1st time homebuyers. An affordable starter home, a stepping stone to
something bigger
and more expensive. In today's economy, you can buy a nicer place than what you can
rent
for the same payments. As future rents go up, monthly payments remain stable. |
 | Young singles. With numerous outside activities, they do not want the home
maintenance
or yard work, a big "plus" for non-do-it-yourselfers. |
 | Mingles. Unrelated persons living together of the same or opposite sex.
They are
able to purchase something much nicer together by combining incomes. |
 | Professionals. Busy careerist and on- the- go people, they have the income
and can
afford to travel and have many other interests outside the home. |
 | Married, no children. The freedom of turn-key living and the tax benefits
of home
ownership. Real estate taxes and mortgage interest are allowable tax deductions. |
 | Retired or empty nesters. Scaling down from a larger home and simplifying
their life.
Many choose to buy reasonably priced here and winter in the "Sun-belt". |
 | Never nesters. For mature couples or the divorced, separated or those never
married.
The benefits of shared facilities that many could not afford on an individual basis.
FREEDOM
TO TRAVEL
|
 | The resident profile. The ages and
lifestyles of your potential neighbors and co-owners.
|
 | The location within the location. The
floor and view, and the location of the unit itself
with regard to other units.
|
 | The homeowners association.. Another
level of government to consider beyond local laws.
It is a mini-government comprised of the residents, in voluntary or elected positions,
who manage the myriad of problems associated with the units and their common elements.
Does the association have professional management or are they self-managed?
|
 | Reserve accounts. Are there adequate
funds collected in advance through part of the association
fee to pay for future repairs, maintenance or replacement.
|
 | The amenities. All the extras, like a
pool or party room, that make association living so great.
These all cost money to maintain and need good management.
|
 | Noise. What is the construction of the building for
soundproofing, and what are the rules
of the residents conduct. |
Put my expertise to work for you, I've sold several hundred
units and have personally
previewed and am knowledgeable about most all the developments. I have access
to all the properties for sale, whether new construction through builders, or resale units
through the Multiple Listing Service and can represent you in the sale at no cost
to you.
I feel I'm unequally qualified to help you find the home that you are looking for.
